李嘉诚加入高价抢地战团 长实地产19亿夺香港地皮 热点栏目 资金流向 千股千评 个股诊断 最新评级 模拟交易 客户端 新浪财经App:直播上线 博主一对一指导 新浪港股APP:实时行情 独家内参   港股还值不值得投资?出现了什么问题?未来出路在哪里?新浪港股发起“港股还有没有吸引力”大讨论,以理性、建设性的态度,欢迎关注港股、关注资本市场的人士,一起为港股建言献策,共谋港股市场的明天。来稿请至hkstock_biz@sina 。   FX168财经报社(香港)讯 香港楼市近期气氛回暖,上周五(9月9日)截标的沙田九肚最后一幅招标的地皮,入标财团数目创区内新高,结果由李嘉诚旗下的长实地产(01113.HK)击败另外17个财团,以大约19.53亿港元,夺得沙田九肚地皮,大幅高于市场估值为12.2亿至14.6亿港元,以最高楼面面积计算,每平方呎楼面地价大约8001港元,中标价高过市场预期上限33%,这也是长实相隔4年再成功投得官地。   据了解,该财团对上一次投得政府地皮,为2012年年底,以逾29亿港元,每呎楼面地价5160港元,投得马鞍山白石彩沙街地皮,此后长实虽多次入标竞投政府地皮,惟亦未有中标。   除此之外,过去2年来长实仅于港铁上盖及市建局项目中取得地皮发展权,包括去年10月夺得将军澳日出康城8期发展权,以及投得位于深水埗的市建局项目。   眼见同业纷纷抢地,长实终也按奈住加入战团。事实上,今次的九肚地皮位虽然处九肚山脚位置,但楼面呎价却较3年前,同区位处半山腰、而且建筑密度更低的地皮,上升逾17%水平。由于近期财团纷纷以进取价钱入标,业界对该对皮的估值,已由地皮推出时楼面呎价不足5000港元,在上调至上周截标前的6000港元,升幅逾1成,但成交价仍高于市场估值上限33%。   长江实业地产执行董事吴佳庆回应指出,集团对投得九肚山地皮感到欣悦,集团一直积极参与土地竞投,并按照每幅土地本身之条件及潜质审慎出价,该幅九肚山地皮位处传统豪宅地段,环境优美,景观开扬,地皮能剪裁为多元化之模式,包括洋房及多层住宅,可迎合广泛之目标客户;加上属该区现时最后之土地供应,故认为该地皮为区内最好的一幅地皮,深具发展潜力,并表示很高兴以这个价格投得该地皮。   沙田九肚丽坪路发展项目,为中低密度的豪宅发展,地皮面积约为67802呎,如果以3.6倍地积比率计算,估计可建楼面约244084呎,料可建约20层高之分层豪宅发展,亦是区内暂时最后一幅豪宅地皮。   美联测量师行董事林子彬表示,发展商投地意欲持续高涨,这次地皮由大型发展商投得,一方面反映地皮发展潜力优厚,同时近期多幅地皮均以高价投得,突显发展商对后市具信心。   林子彬表示,地皮以北有山坡部分需勘察及处理会增加建筑成本,但发展商对优质地皮需求殷切,故仍高价出击,志在必得,反映区内的优厚发展潜力。   他指出,近年除本地发展商之外,大陆发展商亦参与竞投地皮,并积极吸纳土地储备,加上市场气氛不俗,故发展商投地出价亦较前进取。   莱坊高级董事及估价及咨询主管林浩文认为,中标价比预计为高,发展虽然要维修斜坡,加大发展成本,但中标价反映发展商对后市有信心,特别是一手豪宅市场,估计高价原因与该区暂时没有更多土地供应有关,相信地皮将发展成中低密度豪宅,估计总投资约40亿元,落成后呎售约2万港元起。   中原测量师张竞达表示,该地皮中标价较市场预期高出超过3成,反映楼市气氛持续向好,香港本地发展商对后市相当有信心,由于地皮规模适中,没有特别条款限制,发展自由度高,料可作中低密度豪宅发展,落成后以实用呎价约1.7万至1.8万元出售,可获合理利润。   另一方面,香港地政总署公布,将于9月23日开始,公开招标出售在2016至2017年度卖地计划内,位于九龙启德第1K区3号地盘的新九龙内地段第6565号的用地,截标日期为10月28日,该地块地盘面积约为11262平方米,楼面面积介乎36489平方米及60814平方米,指定作非工业   中原测量师行执行董事张竞达表示,近月多幅地皮均以高于市场预期上限批出,包括最新的九肚丽坪路住宅地,以高于市场预期超过3成批出;加上同区新盘港人港地启德1号(I)短短8日间沽出项目逾9成单位,销情十分理想,因此决定调升该地估值3成,由年初预计每平方呎楼面地价5000港元,调升至6500港元,地价大约42.5亿港元。   事实上,近期香港楼市回升,令发展商对后市具信心,激化发展商进取出价竞投地皮,因此特区政府虽然密密推出地皮,但成交却屡创天价,接连有地皮以大幅高于市场预期的价格批出,包括早前一幅位于新界屯门第20区青霞里的屯门市地段第516号的住宅用地,以超过14.01亿港元,批予由澳博执行董事梁安琪私人投资公司尚嘉控股,每平方呎楼面地价大约6800港元,批出价不但比市场估值上限高出超过7成,直逼部分市区地皮造价,而且同区地价更于不足1个月,急升逾66%。   同区地皮是8月初香港小轮(00050.HK)伙拍新地前主席郭炳湘,以27.08亿港元夺得屯门第48区青山公路地皮,当时每呎楼价地价,只是接近大约4085港元,但当时已高出市场预期超过1成,也较之前同区一幅地皮的地价,急涨超过2成。   另外,香港油塘的住宅地皮,早前以超出市场预期上限4成的40.06亿港元,批给首度在香港投标地皮的中国房企五矿地产(00230.HK);至于沙田市地段第609号的地皮,早前由新鸿基地产(00016.HK)以超过23.64亿港元投得,楼面呎价5448港元,较市场估值高出约35%。   校对:TIER 进入【新浪财经股吧】讨论相关的主题文章:
